
The first step in finding your new home is for you to identify the important features you need your new home to have. You will need to consider such features as bedroom and bathroom count, square footage, family room, pool. etc. You will also need to determine which neighborhoods best meets your needs. We have many years of experience working in all neighborhoods and price ranges to guide you through this process. We will be able to suggest neighborhoods that you probably would not have considered or even known about while searching for your home. We will be able to inform you of the available amenities and the different price ranges you will find in the various areas.
We will then schedule an appointment to show you property that meets your specified criteria. At our first appointment we generally show our clients a sampling of various neighborhoods. This way, you become educated as to market conditions, and what each neighborhood offers in the price range in which you are searching. After the first time out, we preview listings in the neighborhoods you choose to make sure the homes meet your needs before we take you to see them. This way you are not only assured that the property fits your needs, but you are seeing the best listings and value currently in the marketplace. We do our homework so you don’t have to!
If you prefer to take a more active role in the search for your new home there are two ways you can be an active participant. The first way is to use our free MLS property search. Simply hit the mls search button, enter your criteria, and you will be searching our MLS system real time. You will be getting current information, as any realtor would get. The other way is to sign up for our email alert system through our property organizer section. When you sign up for our free email alert, you will receive all new listings and price reductions that match your specific criteria as they are entered into the MLS system. This way you stay up to date on the newest listings that match your particular needs, and many times see them before other agents see them. Of course, if you prefer, you won’t need to do anything as we search the MLS daily for properties that meet your criteria!
Making an Offer:
Once you find that perfect house, you will be ready to make an offer. Being pre-approved for your loan shows the seller you are serious and puts your offer in the strongest position possible. We will analyze and show you comparable sales for the subject property and guide you through the process of determining an offer price. The way we write and present your offer is an important part of getting the property at the best possible price and terms. Upon acceptance of your offer, an earnest money deposit is required to be placed into escrow. This can be in the form of a personal check, and generally is 3% of the purchase price.
